The Nationwide Building Society has unveiled a detailed report about house prices and stated amongst several other findings that the installation of a garage can ‘raise a property up to a higher price level’.

It states the following: ‘The potential increase in value to a property from a garage or double garage has remained constant over the last few years. A parking space with the property would typically add around 8% to the value of a property, whilst a single garage would add a further 3% and a double garage a further 9% to the value of a property. A typical property with a double garage is likely to also benefit from other features which are not easily captured such as a large garden or a driveway.’

The exact potential increase in house price given for a single garage and double garage is 11.1% and 20.4% respectively, a considerable amount when you think about it.

Put yourself in the position of a buyer. Line up two near identical homes side-by-side, one with and one without a garage, which one are you likely to choose?

It’s a no-brainer really, even if it ends up costing you slightly more for the privilege, especially if you’re a one or two car family; no-one really wants to be parking their car on the kerb outside or leaving it exposed to the elements on the drive. If you have the space available then integrating a garage makes sound financial sense.

A garage, gives you round the clock protection of your vehicle such is the level of security and durability it provides against intruders.

It’ll enable you to go to bed last thing at night and sleep just that little bit easier.

When starting out on the journey to find a suitable garage, it’s always nice to know what the different garages cost.

The most basic and cheapest garage is the standard Pent roof. This has a roof sloping from front to rear, and in its most basic form has an up and over door and an optional 4ft fixed pressure treated window. The fascia’s are also pressure treated timber and the roof is a plastic coated steel with a felt anti-condensation lining.

The Apex model then is slightly more expensive, but not much, and has a cement fibre roof with close fitting ridges with the same door and window options.

Each one of these models can then be upgraded with any of our options – PVC fascia’s, brick fronts, guttering, fillet, steel personnel door etc.

However, if you find that you have added on a few of the options, then the model to choose is The Royale (available in both Pent and Apex), as the model has brick fronts, Georgian door, PVC fascia’s, PVC window, steel personnel door, guttering, fillet all as standard and works out cheaper than adding them all onto the standard building. This is our most popular range of garages.

From there you can choose different roof types of the Royale, with either the Duchess or Monarch ranges – both more expensive but with different roof shapes and roofing options.

The above models have the White PVC. We can supply the same specification as the Royale, but with Anthracite / black options (the Graphite range), Rosewood, Golden Oak (the Woodthorpe range) or Agate colours (the Earl). These models are all slightly more expensive than the standard Royale.

Any of these buildings then then have one or more elevations clad in brick effect or plank effect cladding – again a more expensive optional extra.

Before we arrive to deliver and fit your new building, we will send you a help our driver form to fill in and return. This will ensure we bring the correct vehicle and any required equipment to unload and get the building to the base.

You will need to supply a concrete base. The base needs to be flat, square and level, and slightly larger than the external size of the garage. We can supply the concrete base for you if you want peace of mind for us to look after the full project for you.
Any old buildings that are currently situated on the designated area will also need to be removed – again we can do that for you, including the safe dispersal of any cement-based asbestos.

We then just need a clear access to the base, and a couple of cups of tea!

Sometimes the fitting teams may request access to power, to recharge battery-powered tools, but after that we are fully self-sufficient.
In most circumstances, the buildings are delivered and fitted on the same day, so you will be ready to use your building as soon as we leave.

When choosing which type of concrete garage to have built, it really is down to your personnel preference and budget. No garage is specifically better in quality then the others, all have the same concrete panels and doors.

If you are building very close to a boundary, sometimes the Pent garage fits better, as you can get the wall tight to the boundary without having to allow for the guttering on the side (the pent roof drains to the rear).

In the case that your garage is going to be over 30ft in length or 20ft in width, then the Apex is the only option available due to the versatility of that model.

Another thing to bear in mind is to match into the house. The Royale model for both the apex and pent is the most popular choice, as the brick front posts, White PVC fascia’s, doors and windows match an awful lot of properties, and for not too much uplift in price the aesthetic appearance matches the current surroundings better.

You can also choose the Woodthorpe if your property has Golden Oak or Rosewood doors and windows, or the Graphite if you want the Anthracite look, which at the moment is increasingly popular.

When supplying a concrete garage, concrete workshops, sheds and garden buildings, we frequently get asked questions about internal usage.

Primarily, we used to supply concrete garage buildings simply to store vehicles and other garden items in, but the change in peoples living and working life has meant this has all changed.
Now the concrete garages can be used for part storage, part office, gym, garden room, bar, kids children out rooms…….the choice is endless.

So how do you line out a concrete garage building if you want to insulate it?

We can supply lining clips, which fix to the inside of the concrete panels. By fixing a clip to the top and bottom of the panel, you can then fix a 2” x 2” timber to the clips.
By fixing a timber on every panel (at 2ft or 600mm intervals), you have created a stud wall.
The 50mm cavity you have created can be filled with an insulation, then the job can easily be completed by fitting an internal board (plywood, plasterboard or any decorative finished board).
At this point electrics can be fitted to the required areas quite easily, running the cables behind the finished boards.

This job is not too difficult, I would expect a competent DIY enthusiast to be able to complete easily.

You then have a very cost effective solution to your requirement. The concrete garage is transformed.

The pictures show one building with a standard timber fit out with a french door in the side of the concrete garage to be turned into a garden room. The second picture shows a more complex double prefab garage with part turned into a kitchen and the rest a large office / family space.

We at White Rose hope it will bring a more stable working environment, but as the previous two years have shown us, we just don’t know what to expect.

January 2022 starts out with a concrete garage price increase, forced upon by rising material costs, fuel, energy, labour and every other expense within the business. We held off through 2021 to try and keep change to a minimum, as issues with the supply of materials and labour caused us enough hurdles to overcome.

However, we managed to carry on meeting our customer’s demands throughout lockdown (after the first 4 weeks when construction was allowed), and continue to do so, of which we are very proud.

The main effect was the delivery period. The normal 4-6 week lead time went out to 14 weeks at one point. This was due to the demand during the pandemic, with orders per week doubling from previous years. Extra cash in peoples pockets, no holidays to book and increased time for home improvements meant extra pressure on our sector. This was obviously very welcome.

We are now working on a 12 week delivery period, and I believe this will stabilise now for the coming months.

Whilst the price increases for 2022 have been announced, due to the short notice we are pleased to inform you that we are still selling at the reduced 2021 prices until 14th January, so you can still order your building, for delivery early April, at the lower costs.

So what will 2022 bring within our industry……..who knows..…..lets hope its a good year.
